Phuc Son Industrial Park was approved for the 1/500 detailed construction planning by the Bac Giang provincial people’s committee under Decision No. 544/QĐ-UBND dated June 3, 2022, and received investment approval under Decision No. 193/QĐ-TTg dated February 23, 2024, issued by the prime minister. The project has a total investment capital of VND 1,836 billion and covers an area of nearly 124 hectares.

Phuc Son Industrial Park is connected to the external transportation network via an interchange with provincial road DT.297 to the west, provincial road DT.297B to the north (Kenh Chinh road along the Mang river), and through provincial road DT.295, which links directly to ring road 5 – a key transport corridor in Northern Vietnam connecting 8 provinces and cities.

Internal road system

  • Main axis: 51 m wide (carriageway: 2 × 12.0 m; sidewalks: 2 × 7.0 m = 14.0 m), secondary roads: 30 m – 19.5 m wide

Power supply system:

  • Short-term power source: supplied from the existing 22 kV overhead line near the project area. Long-term power supply: A new 110 kV transformer station will be constructed during 2026–2030.
  • Substations: low-voltage substations within industrial plots will be invested by secondary developers according to project scale. Total estimated capacity for the entire industrial park: approximately 85,931 kVA.

Clean water supply system:

  • Clean water is expected to be sourced from Hiep Hoa Water Plant, total water demand is about 4,255 m³/day-night.

Wastewater treatment system:

  • Domestic and industrial wastewater from factories will be pre-treated on site before being discharged into the common wastewater drainage system. Wastewater is then conveyed to a centralized treatment station consisting of modules with a total capacity of approximately 3,000 m³/day-night, located within the technical infrastructure area.
  • After treatment, water will meet Grade A standards under QCVN 40:2011/BTNMT (Vietnam National Technical Regulation on Industrial Wastewater) before being discharged into Dinh Vong Canal.

Telecommunications system:

  • Communication networks are installed underground within cable ducts and manholes beneath the sidewalks, leading to each industrial lot; using u.PVC D110 pipes.
  • A new BTS station will be constructed within the green park to serve the entire planned area.
